Analyst

The Budget Analyst is primarily responsible for creating and managing budgets for Affordable Multifamily Communities. As the Budget Analyst, you will have direct visibility into portfolio performance and are expected to function as a cost optimization driver identifying savings opportunities, quantifying financial impact, replacing underperforming vendors, and leading competitive bid processes as needed.   


Essential Duties & Responsibilities 

  • Budgeting Expertise: Developing and managing budgets for multifamily or senior housing communities.  
  • Team Collaboration: Working closely with onsite teams, including maintenance, leasing, and property management personnel.  
  • Work Environment & Mobility: Work in a hybrid environment, with a valid driver’s license and reliable transportation. Must be able to travel weekly, as needed, to the client’s corporate office in Houston.  
  • Technical Proficiency: Utilize industry-standard software such as RealPage, as well as Microsoft Excel, Word, and PowerPoint.  
  • Contract Comprehension: Read, interpret, and analyze legal and operational documents, including lease agreements, Land Use Restriction Agreements (LURA), and vendor contracts.  
  • Communication & Presentation Skills: Effectively present findings, recommendations, and proposals to ownership groups and key stakeholders.  

 

Education & Experience

  • Bachelor's Degree, finance or accounting preferred 
  • 3-5 years multifamily Regional Property Management or accounting experience 
  • 3-5 years of experience developing and managing budgets for multifamily or senior housing communities 
  • 3-5 years vendor & contract management experience including negotiating and managing operational and maintenance contracts, including make-ready services such as painting, landscaping, and pest control 
  • 3-5 years Affordable Housing knowledge including Project-Based assistance, Housing Choice Vouchers (Section 8), LIHTC, and bond-financed communities 
  • 3-5 years of experience negotiating and restructuring large vendor and construction contracts ($5M+ preferred) 
  • Demonstrated track record of achieving 10-20% cost savings across CapEx and OpEx spend preferred
